Booking and payment
Why book directly instead of through a platform?
Booking directly on kanisi.fr gets you our best guaranteed rate: you don’t pay the service fees charged by booking platforms. Your booking is confirmed with a paperless rental agreement.
What payment methods do you accept?
Cash, credit card, bank transfer, and ANCV holiday vouchers.
Can I get an invoice made out to a company?
Yes. We can issue an invoice in your company’s name for business trips. Preferential business rates apply under certain conditions: contact us with your dates and expected length of stay.
Does the listed rate include everything?
The rates shown exclude cleaning and tourist tax, and vary by season. The full breakdown appears in the booking widget once you’ve selected your dates.
What are the cancellation terms?
Cancellation terms are set out in our general terms and conditions, provided with the rental agreement. For any question about an existing booking, please write to us directly.
Arrival and departure
What time can I arrive?
Check-in is from 4pm, check-out before 11am.
How do I get the keys?
We welcome you personally on arrival: there’s no key box or code to look for. It’s also a chance to hand you your welcome ti-punch and fruit juice, and answer any questions you have about the island.
What if my flight arrives late?
That’s not a problem. The shops, convenience store, and takeaway food places 100 meters away stay open until 9:30pm, so you can still get dinner even with a late arrival.
The pool and safety
Is the pool safe for young children?
The saltwater pools have an alarm, but they’re not fenced. They have a submerged sun ledge. Constant supervision is still essential with young children.
Is the property enclosed?
Yes. The garden is fully fenced and the parking area is closed off by an electric gate.
On site
What happens if there’s a water outage?
1,200-liter cisterns automatically take over from the public supply. You’ll keep running water for the whole outage, which is a real comfort in Guadeloupe.
Is the internet connection good enough for remote work?
Yes. Fiber internet measures 275 Mb/s on site, available over Wi-Fi and wired Ethernet. The Ethernet port makes a real difference for video calls or large file transfers.
Are linens provided?
Sheets and towels are provided, and the beds are made before you arrive. A linen and towel change is available as an option.
Can I request cleaning during my stay?
Yes, for stays beyond 7 days, extra cleaning can be added as an option.
Do you have baby equipment?
Yes, on request: a travel cot, high chair, and baby dishes.
Getting around
Do I need to rent a car?
It’s strongly recommended. Nearby shops are a 100-meter walk away, but the beaches, the airport, and the attractions listed by the Guadeloupe Islands Tourist Board all require a vehicle.
What are the distances from the villas?
From 698 Rue Albert Dupont in Baie-Mahault: 10 minutes from the Jarry area, about 20 minutes from Pointe-à-Pitre Le Raizet airport and the Dothémare area, 5 to 10 minutes from the Destreland shopping center, and 20 to 25 minutes from the beaches of Gosier and northern Grande-Terre.
Is it well located for exploring the whole island?
Yes, that’s the whole point of the location. Baie-Mahault sits at the crossroads of Guadeloupe, between Grande-Terre and Basse-Terre: you can explore the whole island without ever changing accommodation.

Are pets allowed?
No, pets are not allowed.
Can I smoke?
The house is non-smoking. The terrace and garden are permitted.
Can I host a party or reception?
No. Parties, receptions, and birthday celebrations are not permitted.
Choosing your villa
Which villa for how many guests?
Kanisi 1 sleeps 4 guests in 2 bedrooms, Kanisi 2 sleeps 6 in 3 bedrooms, and the Kanisi Duo option combines both villas for 10 guests across 5 bedrooms. Every bedroom has its own private bathroom.
What is the minimum length of stay?
3 nights for Kanisi 1, 4 nights for Kanisi 2, and 6 nights for the Duo option. Medium and long stays are possible: up to 90 nights for Kanisi 1 and 2.
How does the Duo option work?
Kanisi Duo combines the two neighboring villas. Each group keeps its own space, kitchen, and pool, while sharing a common garden. It’s the ideal option for extended families, groups of friends, and traveling teams.

Traveling from the US or Canada
Do I need a passport or visa?
Guadeloupe is an overseas department of France (part of the EU/Schengen framework for entry rules, though not in the Schengen Area itself). US and Canadian citizens need a valid passport (valid for at least 6 months beyond your travel dates). No visa is required for tourist stays of 90 days or less.
What currency is used, and how much are things?
Guadeloupe uses the euro (€), like mainland France. All rates on this site are shown in euros. Credit cards are widely accepted; we also accept bank transfer and ANCV holiday vouchers.
Is there a direct flight from the US or Canada?
Air France operates the only direct flight from the United States, connecting Miami (MIA) and Pointe-à-Pitre (PTP) once a week, on Fridays (around $660 round-trip, prices vary). From Canada, Air Transat runs a seasonal direct flight between Montréal (YUL) and Pointe-à-Pitre (PTP). Other US and Canadian departure cities typically connect via mainland France (Paris) or through other Caribbean hubs.
